Sell a DFW House With Liens or Back Taxes

Metroplex Homebuyers purchases Dallas-Fort Worth houses with liens, judgments, back taxes, and other title problems. In most cases, those balances are paid from the sale proceeds at closing, so you will not need cash up front. Enter the address or call us to get your offer.

Does this sound familiar?

  • Back property taxes, penalties, or interest
  • Federal tax lien or abstract of judgment
  • City mowing, code, or cleanup lien
  • Mechanic's, labor, vendor, or HOA lien
  • Old mortgage with no release of lien
  • Title search showing an unknown lien

How Liens Are Paid at Closing

We open title early. The title company searches the property records, identifies every recorded lien, and requests payoff statements. We review the title commitment with you and explain what has to be resolved before closing.

You will see each lien and its payoff amount before you sign closing documents. At closing, the title company pays the lienholders directly from the proceeds and records the releases, so those balances rarely need to be paid in advance.

Recommends Metroplex Homebuyers

I’m a 16 year veteran Realtor, now a broker, and Brandon at Metroplex Homebuyers was an exception to the investors I’ve worked with in the past. They were up front with everything, on time, responded to calls and texts, and closed early. If I ever have an investment property situation in the future, they will be the first call I make!

Liens We Resolve Regularly

We have closed on houses carrying city mowing and code liens, IRS tax liens, abstracts of judgment, HOA liens, medical and credit card judgments, and child support liens. Mortgages, vendor liens, mechanic's liens, delinquent tax suits, and a lis pendens, which is a recorded notice of a pending lawsuit, are familiar territory as well.

We also see older mortgages that were paid off but never formally released. Delinquent property taxes, along with penalties and interest, are paid to the taxing units at closing.

Some payoffs take longer than others, and a city payoff letter alone can take several weeks. When that happens, we extend the closing and keep the file moving rather than walk away.

My experience with Metroplex Homebuyers was great! They were efficient, easy to communicate with and most importantly patient even though we were dealing with a complicated matter. I wouldn't hesitate to do business with them again in the future.

When Liens Exceed the Value

Negotiating lien payoffs is one of our specialties. We contact lienholders directly and request reduced payoffs when they are open to it, then give you a candid assessment of whether a sale can work.

Texas law protects a homestead from most judgment liens, and title companies can often clear those with a homestead affidavit. An IRS lien that exceeds the proceeds may be released through a certificate of discharge. The title company or an attorney can confirm which options apply to your property.

Even though they could not help me, they took my information and did some research on my behalf. Without compensation or a home to buy, Brandon gave me insight into possible next steps for my situation. Thank you Brandon, and Metroplex Homebuyers for being upstanding and helpful. It’s an amazing feeling to know there are good people and companies out there!

Response from Metroplex Homebuyers

Thank you for your kind words Tamara! We'll be here if you have any other questions in the future.

What We Are, and What We Are Not

Metroplex Homebuyers has worked through DFW title problems since 2011. We know what title companies will require, we recognize common problems early, and we explain the likely path forward before you sign anything.

We are not attorneys, and we do not charge attorney fees. We are happy to look at your situation, give you our advice, and point you in the right direction, even if that means not selling the house to us. When a matter does require an attorney, we can introduce you to attorneys we work with.

We purchase as-is with our own funds, charge no commission, and cover normal seller closing costs.

Justin was absolutely amazing from begining to end despite not actually selling the house. All of the positive reviews we read were right on the mark about Metroplex Homebuyers. Not only did they show a genuine interest in the house, Justin listen to the backstory on it, asked in depth questions, and explained the process as it is done in the respective field of similar businesses, and then how they do business. He offered to review any offers or contracts from other companies even if we did not sell to them. Due to legal issues trying the house up, we had to let them move on to other clients due to time constraints. If you have questions, not sure how the process works, want a smooth and stress free experience...we can not recommend Meteoplex Homebuyers any more than this. Ifn10bstars were available, they would definately rate it!

How it works

The same simple process every seller gets, applied to your situation.

  1. 1

    Tell Us About the House

Share the address and any liens or back taxes you are aware of. If you are not sure what has been filed against the property, that is fine. We open title right away, and the title search will show us.

  2. 2

    Review Your Written Offer

We explain how we priced the house, along with the known liens, expected payoffs, and your estimated proceeds.

  3. 3

    Close Through the Title Company

The title company pays the approved liens from the proceeds and records the releases. Once title is clear, we can close in as little as seven days or on your timeline.

Common questions

Can I sell my house with a lien on it?

Yes. Most liens are paid from the sale proceeds at closing. The title company obtains the payoff, pays the lienholder, and records the release.

Can I sell if I owe back property taxes?

Yes. Delinquent property taxes, along with penalties and interest, can be paid to the taxing units from the proceeds at closing.

What if the liens add up to more than the house is worth?

A sale may still be possible. We negotiate with lienholders who are willing to accept less, then tell you candidly whether a sale can work.

Can a judgment prevent me from selling my homestead?

Usually not. Texas protects a homestead from most judgment liens, and title companies often resolve the issue with a homestead affidavit. The title company or an attorney can confirm how the rules apply to your property.

How long does it take to clear a city lien?

A city payoff letter can take several weeks to arrive. We wait for it, extend the closing when necessary, and keep the sale on track.

Metroplex Homebuyers gave us the best price for the house we sold, and honored everything they said they would. In addition, their sales agreement was clear and straightforward. All the staff I dealt with were courteous, professional, and helpful, and the title company they work with was very much the same. Overall, this was a very good experience.

Response from Metroplex Homebuyers

Thank you so much David, we really do appreciate it!

Metroplex Homebuyers made selling my house an extremely easy and worry-free process! Josh came out quickly and made me a great offer on the spot! By the next day, Brandon had contacted me and was in touch with the title company to ensure that the closing went smoothly. Every time I had a question (and I had LOTS of questions) they answered promptly and thoroughly. They were friendly and appreciative of my business! The title company they work with was also wonderful. A notary even came to my house to make my life easier. The house was paid off and money was in my account the next day! I highly recommend this company to anyone that wants to sell their house quickly and for a great price.
