We buy inherited houses with no will, a will that needs probate, or an open probate case. Since 2011, we have worked with heirs, executors, administrators, attorneys and title companies to clear title and close. Enter the property address or call us to discuss the right path.
We know the three common paths. A will usually must be admitted to probate before the house can be sold, and the executor signs for the estate. Texas options such as independent administration or a muniment of title can be faster than people expect. Talk to a probate attorney soon if a will has been sitting in a drawer.
When there is no will, our title company prepares and files an affidavit of heirship. For an open probate, we work with the executor or administrator and the title company through each step. These cases are routine for us, and we stay involved for as long as the process takes.

They are amazing to work with!! Rapid closing and everything went exactly as planned even closing on the exact day we requested on the day of contract signing. Very knowledgeable staff; would totally recommend them to anyone needing to settle an estate quickly!!
We tell you up front what the title company is likely to request. With no will, that usually includes death certificates and family information such as marriages and children. We line up those details early so the title company can identify the people who need to sign.
We can agree on the sale before the will or probate paperwork is finished, so we are ready to close as soon as title is cleared, or on your timeline. The title company works through the open items in the meantime. Our written offer explains how we priced the house, and we walk you through the title path before you sign.

I got three bids to purchase my parents home. Metroplex Homebuyers gave me the best price, was completely transparent with all the paperwork and documents, and very helpful and knowledgable. They walked me through the process without any problems. We were able to close on time despite the onset of sheltering in place. I was very pleased with Brandon and the team! I highly recommend them!
Response from Metroplex Homebuyers
Thank you Linda, we take pride in our transparency. It was a pleasure working with you!
Missing heirs, heirs who disagree, Medicaid Estate Recovery Program claims, liens and back taxes can hold up an inherited house. We spot these issues early and bring in the right title or legal help. Negotiating property liens down is one of our specialties.
Many inherited houses close without the family ever hiring an attorney. When a case does need one, we can introduce you to attorneys we work with, such as Heather Awtrey of Independence Title in Colleyville and Brandon McGee of McGee Law Firm in Fort Worth. If you already have an attorney, we are glad to work with them. We are not attorneys, and we do not charge attorney fees. We are happy to look at your situation, give you our advice and point you in the right direction, even if that means not selling the house to us.

We were in such a quandary. My sister was in a nursing home, her husband had died and her house was in the process of foreclosure. We didn’t have the money to repair it, and a real estate agent we consulted with suggested we contact an investor/rehabber. We really lucked out when we met Brandon Franklin of Metroplex Homebuyers. He assessed the situation and made a fair cash offer, with the closing date only 30 days away. What a relief! But Brandon went above and beyond the basic transaction. About a week before closing, we got a notice from the city that, due to the high grass in the yard, they were going to place a lien on the house. This would have stopped the sale in its tracks. The house was in Texas, and I’m in Florida. What to do? I called Brandon and, the very next day, he had the lawn mowed! Crisis averted! On the day of closing, I was able to sign the papers in Florida, thanks to a mobile notary Brandon and his title company arranged. The whole transaction was smooth and easy. I can’t say enough about Brandon and Metroplex Homebuyers, except to recommend that, if you’re in a situation where selling your house quickly for a fair cash price is critical for you, go with Metroplex Homebuyers!
You do not need to clean out, repair or prepare the house. Take the belongings that matter to your family, and we handle everything left behind after closing.
Vacant houses are targets for break-ins, vandalism and even fire, and an insurance policy can lapse without anyone noticing. We watch for those risks from the first call and flag them early, so nothing derails the sale.
Heirs do not have to be in Texas. Out-of-state heirs can sign with a mobile notary, and we coordinate the details with the title company.

They gave me a peace of mind at a difficult time selling my fathers house. The company did everything for me and made everything easy. All the paperwork was forwarded to me and everything was clearly marked. The staff kept a strong line of communication open with me. I didn't have to miss any work and the notery came out to my house. I was very pleased with the professionalism Metroplex provided.

Response from Metroplex Homebuyers
We work hard to make sure you don't have to, especially during difficult times and we're so happy to have been able to help you!
The same simple process every seller gets, applied to your situation.
1
Tell us about the house
Share the address and tell us if there is a will, an open probate or no will. We can work with an heir, executor, administrator, attorney or agent.
2
Review your written offer
Your written offer, which explains how we arrived at our price, usually arrives within 24 hours. The house can stay as it is, including repairs and belongings.
3
Close through title
The title company clears the estate and ownership documents, handles payoffs and sends proceeds to the proper parties. We buy with our own funds and cover normal closing costs.
Common questions
Can the house be sold before probate is finished?
Yes. We can agree on the sale before the probate or will paperwork is finished, so we are ready to close as soon as title is cleared, or on your timeline.
Do I need to be the executor to sell?
The right signer depends on the estate. An executor usually signs when a will is admitted to probate. An administrator or the heirs may sign under other paths, and the title company will confirm who has authority.
Do all the heirs have to sign?
Everyone with an ownership interest generally needs to sign. Heirs outside Texas can sign with a mobile notary. We also handle cases involving missing heirs or heirs who disagree.
Can we still get things out of the house after signing?
Yes. Signing the purchase agreement does not require an immediate cleanout. Take the items you want before closing, and we will handle what remains afterward.
Do you know a probate attorney?
Yes. Many inherited houses don't need one, but when yours does, we can introduce you to reputable attorneys we have worked with for years. We are not attorneys and don't charge attorney fees, but we are happy to look at your situation and point you in the right direction.
What does the title company need when there's no will?
Our title company usually asks for death certificates and family information, including marriages and children. It prepares and files the affidavit of heirship needed for its title review.
Metroplex Homebuyers gave us the best price for the house we sold, and honored everything they said they would. In addition, their sales agreement was clear and straightforward. All the staff I dealt with were courteous, professional, and helpful, and the title company they work with was very much the same. Overall, this was a very good experience.
Response from Metroplex Homebuyers
Thank you so much David, we really do appreciate it!
Brandon at Metroplex homebuyers was absolutely great throughly the entire process. I would defiantly recommend him and his team to anyone looking to buy or sell their home. Simple, fast, easy, and they gave us the most for our house.
Metroplex Homebuyers made selling my house an extremely easy and worry-free process! Josh came out quickly and made me a great offer on the spot! By the next day, Brandon had contacted me and was in touch with the title company to ensure that the closing went smoothly. Every time I had a question (and I had LOTS of questions) they answered promptly and thoroughly. They were friendly and appreciative of my business! The title company they work with was also wonderful. A notary even came to my house to make my life easier. The house was paid off and money was in my account the next day! I highly recommend this company to anyone that wants to sell their house quickly and for a great price.
