Sell a House With Flood or Water Damage

Metroplex Homebuyers purchases Dallas-Fort Worth houses damaged by flooding, burst pipes, slab leaks and roof leaks, including the mold that often follows. You do not need to dry out, tear out or remediate anything before we make an offer.

Does this sound familiar?

  • Flooding from a storm or rising water
  • A burst pipe or water heater failure
  • A slab leak under the foundation
  • A roof leak that damaged ceilings and walls
  • Mold growth after water damage
  • A denied or underpaid insurance claim

Why Water Damage Is Hard to Sell

Water damage rarely stops at what you can see. It can soak insulation, rot subfloors, rust ductwork and feed mold inside walls, so a buyer's inspector will often recommend opening walls to find the full extent. Many financed buyers walk away at that point.

We price the house knowing that, and we buy as-is. There is no tear-out, drying or mold remediation to pay for first.

I wanted to sell my house quickly without spending money for repairs, and get a good price. They did just that! I was able to get everything done in the timeframe I had. I would highly recommend contacting them to see what they can do for you.

Flood History and Disclosure

Texas sellers generally disclose known flooding, past flood insurance claims and whether a house sits in a floodplain on the seller's disclosure notice. A house with that history can scare off retail buyers even after repairs.

We are used to houses with a flood history. We will go over the disclosure with you and price the house for what it is.

Insurance Claims and Timing

Homeowners policies often cover sudden events, like a burst pipe, but not flooding from rising water, which needs separate flood coverage. We can buy before or after a claim settles, and we agree in writing who keeps any proceeds.

If the house is unlivable, we can close in as little as seven days, or on a later date if you need time to move. We pay the traditional seller closing costs. We can help with the move and handle anything you leave behind.

Recommends Metroplex Homebuyers

We had the pleasure of working with Metroplex Homebuyers with the recent sale of our house! I have to say they were amazing to work with! They were very professional and our closing was the smoothest I've ever been through! We closed quicker than I predicted and they never tried to cut corners or lower the offer that was originally made. I would recommend Metroplex homebuyers to anyone !!

How it works

The same simple process every seller gets, applied to your situation.

  1. 1

    Tell Us What Happened

Enter the property address or call us. Share where the water came from, when it happened and the claim status.

  2. 2

    Review Your Written Offer

Your offer is usually ready within 24 hours, priced for the house as it stands. There is nothing to remediate first.

  3. 3

    Close Through a Title Company

Close in as little as seven days when title is clear, or on the date you choose.

Common questions

Do I have to fix the mold before selling?

Not to sell to us. We buy as-is, including mold, and handle remediation after closing.

Can I sell a house that has flooded before?

Yes. We will go over what Texas asks you to disclose about past flooding and price the house for what it is.

Does homeowners insurance cover flood damage?

Usually not. Flooding from rising water generally needs a separate flood policy, while sudden events such as a burst pipe are more often covered by a homeowners policy. Your policy and adjuster decide what applies.

Can you buy the house while my claim is open?

Yes. We agree in writing before you accept our offer on who keeps any insurance proceeds.

What about a slab leak under the foundation?

We buy houses with slab leaks and the foundation movement they can cause. There is nothing to repair first.

Metroplex Homebuyers gave us the best price for the house we sold, and honored everything they said they would. In addition, their sales agreement was clear and straightforward. All the staff I dealt with were courteous, professional, and helpful, and the title company they work with was very much the same. Overall, this was a very good experience.

Response from Metroplex Homebuyers

Thank you so much David, we really do appreciate it!

Metroplex Homebuyers made selling my house an extremely easy and worry-free process! Josh came out quickly and made me a great offer on the spot! By the next day, Brandon had contacted me and was in touch with the title company to ensure that the closing went smoothly. Every time I had a question (and I had LOTS of questions) they answered promptly and thoroughly. They were friendly and appreciative of my business! The title company they work with was also wonderful. A notary even came to my house to make my life easier. The house was paid off and money was in my account the next day! I highly recommend this company to anyone that wants to sell their house quickly and for a great price.
